According to law 4014/2011, all property transfers are made only with the use of an engineer’s declaration of honor, which will certify that there is absolutely no construction infringement. The transfer of plots and land, in which there is no building, requires the declaration of the owner and a certificate by the engineer, certifying the non-existence of buildings and accompanied by a topographic diagram. Your engineer will visit the property, compare the actual situation with the approved plans of urban planning service or with any previous illegal building legalization statements (Tritsis Law 1337/83 or article 22 of Law 1512/85 exception from demolition) and if, during the audit, there are no modifications between executable and authorized works, only then will the engineer’s certificate be issued within 24 hours. Otherwise, the engineer, with the consent of the owner of the illegal construction, will proceed to legalizing the illegal construction according to law 4178/13.

  1. Purchase and sale.
  2. Parental grant.
  3. Donation inter vivos.

WHAT’S NEEDED:

  1. Property titles.
  2. The document of the building permit (concerning the plots within urban planning).
  3. The approved topographic diagram (concerning the plots within urban planning).
  4. Approved architectural drawings (concerning the plots within the urban planning).
  5. Any previous legalizations of illegal constructions, e.g. Law 1337 / 83, Law 1512 / 85 etc.
